HOW THE PROGRAM WORKS
You want to buy a home but a. your credit is less than perfect, or b. you have not been able to save up for a downpayment, or c. you havent been on your job long, or d. any combination of these factors.
We basically qualify you ahead of time based on your projected income to buy a certain amount of house at fair market value.
Then YOU pick out your house, from MLS or private investor listings from houses that will work with our program. (Not all houses will work, but this depends mostly on the flexibility of the seller, which we cannot control.) These houses will have passed inspections using HUD quality guidelines and will be in premium condition, ready to move in! (not junkers!)
CLICK HERE TO BECOME A HOMEOWNER When you are ready, you will move into your new home as a tenant-buyer for 9 months to a year, while our private lenders, third party investors are private real estate investors who do not care about your credit, will fund the transaction at no additional cost to you.
Of course, you are responsible for the normal expenses of owning your home, but there is no necessary interaction between investor and tenant-buyer, everything will be handled through our professional property management division. The management fees are paid by the investor and does not affect the purchase price of the home.
At the end of the 9-12 month qualification, when your situation has improved either because credit has improved or you''ve been on your job longer, or both, we will then refinance you into the home at the fair market rate.
